JOB SUMMARY:

Working collaboratively with project teams in a strong team environment, the successful candidate will be responsible for project administration activities, including cost control, schedule control and change order administration under the direction and support of the Project Manager and has ownership of project documentation and reporting. The Project Coordinator assists the Project Manager with the preparation and execution of the work plan, construction schedule and coordination of manpower, material and equipment needs.

JOB REQUIREMENTS:

• Post-Secondary Degree/Diploma in Engineering or Construction Management or related discipline (equivalent of education and experience may be considered)
• 3+ years of experience as a Project Coordinator or related position in commercial construction industry
• Experience working on multiple projects with multiple teams
• A solid understanding of construction and safety practices and ability to read blueprints, schematics, field drawings and plans
• Strong working knowledge of Microsoft Office, Procore and applicable project management software
• Knowledge of Alberta’s Building Codes, Municipal zoning and land use bylaws and permitting procedures, as well as local and provincial regulations and legislation as it pertains to construction, safety and employment
• Strong understanding of project management processes
• Ability to communicate effectively with various individuals/stakeholders (written and verbal)
• Strong organizational skills utilizing time management techniques to meet commitments
• Ability to adapt and respond to changing needs and effectively troubleshoot and resolve problems/issues as they arise

JOB SUMMARY:

The Project Manager is responsible and accountable for all aspects of the construction process on the project(s) they are assigned including the project scope, budget, plans and schedules. Relying on previous experience and in collaboration with the project team this position is
responsible to ensure the project is built according to approved plans, specifications, and building codes, to meet our high standard of quality construction. Candidates with a proven track record to achieve project schedule commitments within financial targets while providing a high level of client satisfaction will be given preference. Responsibilities:

• Work with pre-construction through budget and pre-planning processes
• Attend project handover meeting from pre-construction
• Coordinate project trade buyout meetings and facilitate project start up meetings for trades
• Prepare project execution plan and schedule, and establish plan for manpower and resources
• Review prime contact with client representative
• Finalize subcontractors and subcontract documents
• Establish and manage project schedule, document control processes and quality control plan
• Track productivity and performance of the project
• Responsible for project accounting, issuing purchase and change orders, generating monthly financial reports, project reports and monthly updates
• Coordinate and facilitate regular trade/consultant meetings
• Client liaison to provide updates with regards to schedule and budget and manage expectations
• Coordinate and facilitate operational review meetings, safety meetings and issue minutes
• Advise management of pending risks and seek assistance on significant risks or legal matters
• Preparation/submission of client invoicing and coordinating with client for on time payment
• Resolve trade and performance issues
• Conduct site visits regularly
• Provide guidance and mentorship to project team members including project assistants and coordinators
• Prepare the project close out procedures including punch lists, start up/handover requirements and warranties
• Manage financial collection and closeout

Requirements:

• Post-Secondary Degree/Diploma in Engineering or Construction Management or related discipline (equivalent of education and experience may be considered)
• 5+ years’ project management experience in commercial/industrial construction
• PMP and Gold Seal certifications an asset
• Knowledge of construction process, drawings/blueprints, specifications, schedules, budgets and project management methodology
• Competently manage the design and construction process from project start up to project closeout for small to mid size projects with varying complexities

Through the regular course of job duties, the successful candidate will be responsible to:

    • Clean and prepare construction sites as needed, including erecting scaffolding, removing and properly disposing of debris and waste materials, and digging trenches
    • Mix, pour and spread materials such as concrete
    • Maintain a safe and clean job site by handling materials and storing them properly, picking up and removing all tools and equipment when not in use, and securing the job site on a daily basis
    • Load and unload construction supplies from trucks both manually and with the use of equipment
    • Operate a variety of hand and power tools, including drills, saws, impact tools, forklifts and other tools as directed
    • Assist trades in construction activities such as framing, cribbing, demolition, drywall, painting, roofing, tin work and other tasks as assigned
    • Ability to successfully complete physical assessment testing
    • Participate in/at worksite safety meetings
    • Proactively identify and prevent hazards

JOB SUMMARY:
As the Pre-Construction Manager, you will be at the forefront of project development, taking ownership of the pre-construction process from project inception to the start of construction. In close collaboration with the pre-construction team, business development, estimating, and design, as well as clients and consultants, you will ensure the consistency and success of our pre-construction services. KEY RESPONSIBILITIES:
Collaborate closely with the business development team to execute sales plan and assist in the preparation and presentation of proposals to clients
Oversee pre-construction project planning and analysis; development/monitoring of conceptual, schematic, design development, pre-tender estimates during the pre-construction phase of a project;
Solicit and engage consultant team and manage through the DP & BP process
Foster relationships with clients, developers, architects, engineers, and subcontractors
Review and propose alternative options, taking in consideration cost, schedule, maintenance, and life cycle cost complications
Coordinate and direct the estimating, scheduling, and/or purchasing functions as they relate to the preconstruction phase of projects within the branch
Collaborate with Operations staff (ie. Project Leaders, Project Managers, Superintendents) on the project schedule, logistics planning, safety planning, constructability reviews (CRs), general conditions (GCs) and general requirements during the pre-construction phase of a project;
Coordinate permit applications and expedite services to the site
Guide clients through invoicing and contract procedures
Complete project startup checklist in project turnover meeting and work with Construction Project Manager to prepare the final version of contract documents
Ensure appropriate Quality Assurance/Quality Control processes are established for the project
Collaborate with pre-construction teams in other branches for consistent services and continuous improvement
Provide risk assessment and input to the business development team with respect to project pursuits and project estimates;
Participate in project close to review learning outcomes
JOB REQUIREMENTS:

Post-Secondary Degree/Diploma in Engineering Architecture, Construction Management or related field. Equivalent education, training and/or experience will be considered
Gold Seal Certificate is desirable
5+ years’ project management experience in commercial/industrial pre-construction with progressive responsibility on large, complex projects
Experience with Microsoft Office Suite of programs as well as estimating, project management and scheduling software
Working knowledge of contracts, plans, specifications, scopes, building science, scheduling, logistics and construction methodology
Extensive practice in the areas of project management, estimating, construction costs and budgets, scheduling/phasing, purchasing, engineering principles and techniques, various construction methods and installation procedures, and a general understanding of the operation of various building systems
Knowledge of accounting principles and cost control procedures
Defined sense of diplomacy, including solid negotiation, conflict resolution and people management skills

• Able to use technical knowledge to gain trust and respect of current and prospective clients and partners
• Experience drafting proposals and responding to complex RFP’s (Request for Proposal)
• Proven experience populating and maintaining client relationship management (CRM) software
• Maintains an established network of clients, realtors, developers and landowners
• Proven ability to work collaboratively with sales and operations teams
• Ability to negotiate and communicate at all levels is essential
• Demonstrated experience problem solving with critical thinking that results in a solution that is in the best interests of the company and our clients
• Sound knowledge of real estate and development markets in Western Canada
• Able to travel extensively
• Previous experience and proven ability to train and mentor others would be an asset
